I am seeking a cottage or apartment in Sag Harbor or very near it, as a year-round rental; village is a plus.

ABOUT ME:

• I am a 54-year old male in good health, single and a quiet tenant.
• I have one small cat that is 14 years old and does not leave the house.
• I lived in Sag Harbor for 18 years, moved to Southampton last October and I want to move back, and find a place I can call home for several years or more.
• I own Hamptons Web Design.
• I hold a BFA from NYU Tisch School of the Arts Graduate Training Program, and an M.A. in Educational Theatre from Adelphi.
• I can move in September or after. I am looking for the right place but I am eager to see anything that matches what I'm seeking (see below).

SPECS:

Something "similar" to the specs below is OK; I want to hear about it.
No shares, or rooms - I need a full apartment or cottage.

• Rent - $1400 per month or less with everything.
• 1 Bedroom or larger or an open space equal to that. No tiny spaces please.
• Ground floor preferable - with windows and light.
• No basement apartments.
• Decent size kitchen with dishwasher and eating area for a normal kitchen table and 4 chairs.
• Bedroom with adequate closet space.
• Some minor storage in a garage or basement for 10 plastic bins.
• A place to store my bike out of the rain year-round.
• Washer/Dryer in the apartment or use of one in the house.
• Full bath with a bathtub/shower combo.
• Some space outside to sit, BBQ, etc.
• My own parking space off the street.
• No main roads please it must be quiet.
• Wooded or quaint Village surroundings a plus.
• Air-conditioning (or a window in each main room that I can put my own in.)
